130 units, all affordable, rise on Beltline-owned land the agency bought five years ago to hold down long-term costs along the Northeast Trail.

The Atlanta BeltLine broke ground August 4 on Overlook at Garson, a $65.7 million, 130-unit development near Lindbergh MARTA station that will be 100% affordable. Pennrose and Radiant Development Partners are building on land the BeltLine bought five years ago specifically to hold down long-term affordability along the Northeast Trail.

The building mixes efficiency, one-, two- and three-bedroom units for households earning 50%, 60% and 80% of area median income, plus 10,000 square feet of affordable commercial space on a podium with structured parking. Construction is expected to finish in 2028.

Why it matters

It's the clearest test yet of the BeltLine's land-banking strategy: buying trail-adjacent parcels years ahead of construction specifically to keep them affordable once the trail arrives.
