The Beltline's newest affordable project breaks ground steps from Lindbergh MARTA

Pennrose and Radiant Development Partners broke ground on 130 fully affordable units along the Beltline's future Northeast Trail, on land the Beltline bought from Wells Fargo to guarantee it stayed affordable.

The Atlanta Beltline, Pennrose and Radiant Development Partners broke ground Aug. 4 on Overlook at Garson, a $65.7 million, 130-unit development in the Lindbergh neighborhood near the Lindbergh MARTA Station, with Mayor Andre Dickens attending. All 130 units, a mix of efficiencies through three-bedrooms, are reserved for households at 50%, 60% or 80% of area median income under Low-Income Housing Tax Credits, and the project adds 10,000 square feet of community-serving commercial space.

The Beltline bought the site from Wells Fargo specifically to lock in long-term affordability along a stretch of the Northeast Trail that has otherwise drawn market-rate development. Construction is expected to finish in 2028.

Why it matters

It's a rare instance of the Beltline itself buying land specifically to keep it affordable, on a trail segment surrounded by market-rate growth.
