Kennedy Wilson, partnering with Tokyo's Shimizu Corporation, has picked New South Construction to build Caldwell, a $139 million, 382-unit rental complex on a former UPS office site at 35 Glenlake Parkway in Sandy Springs. The developer bought the roughly 6.9-acre parcel in December 2025 for just under $16.5 million and demolished the old five-story office building over the summer.
The project adds more than 17,500 square feet of amenity space, with first residents expected in 2028.
Why it matters
It is another aging Central Perimeter office building traded for housing, part of the steady conversion of Sandy Springs' commercial land to rentals as office demand stays soft.
