Trinity Central Flats, a 219-unit affordable building at Trinity Avenue and Shirley C. Franklin Boulevard downtown, has begun going vertical after more than five years in planning. Every unit is capped at 80 percent of area median income or below, and the majority sit at 50 or 60 percent, with studios starting near $893 a month; no resident pays more than 30 percent of income on rent.
The 9- and 10-story building is topping out around 123 feet and adds ground-floor retail, an 18,000-square-foot rooftop garden and what its team calls the largest solar array on a Georgia multifamily building.
Why it matters
Deeply affordable rental in the core of downtown is rare, and this is one of the few new towers being built for households well below market rate rather than above it.
