Alpharetta's City Council votes Monday night on Jamestown's plan to redevelop roughly 99 acres of North Point Mall into a district anchored by a 20,000-seat arena built to help land a third NHL team for Atlanta. The Planning Commission recommended approval 4-3 on Aug. 6, with about 75 conditions attached.
The plan adds up to 1,385 apartments, hotel rooms, offices and retail, though the for-rent housing is contractually contingent on the arena actually landing an NHL franchise. Financing runs through a tax allocation district that backers say could generate more than $950 million over 30 years with county and school-system participation, or roughly $153 million from the city alone without it.
New York Life has owned the mall since 2021; this is the fourth redevelopment attempt for the site since 2019, after council rejected a $550 million Trademark Property plan in 2022 over sequencing risk.
Why it matters
It is the first time Alpharetta's full council, not just its planning commission, decides whether a declining regional mall becomes a sports-and-entertainment district, and the residential half of the plan only gets built if an NHL franchise actually materializes.
