Chamblee City Center's 340-Unit Downtown Overhaul Is Back Before the City

Vantage Realty Partners is actively marketing the retail space at Chamblee City Center -- the seven-building downtown redevelopment Greystar and Vantage are pursuing on 7.26 acres of Downtown Development Authority land across from Chamblee City Hall -- reviving a proposal Chamblee's Design Review Board reviewed on Oct. 8, 2025 as a new Development of Community Impact (DCI) application, case PZ2025-1588, after the site's earlier 2020-approved phases expired unbuilt in 2022.

Why it matters

The plan would replace a vacant 1950s-70s commercial strip and overgrown lots with 340 apartments, roughly 29,010 square feet of retail and restaurant space in four buildings, a seven-level, 599-space parking garage, and a 1-acre public town green -- directly across from City Hall, in the downtown core Chamblee has spent years trying to activate around its MARTA station.

What to watch

The DCI application, which carries dozens of concurrent variances and waivers from the Downtown Chamblee PUD Pattern Book, still needs to clear City Council; Urban Atlanta found no record of a final council vote on this application as of Aug. 27, 2026.
