Sandy Springs approved an incentive package worth about $4.3 million to help Woodfield Development redevelop the aging North River Shopping Center at 8830 Roswell Road. The plan trades a fading strip center for 336 apartments, 85 for-sale townhomes, retail and restaurants, plus a 0.71-acre public park along Roswell Road with playgrounds, open turf and shaded seating that the developer would build and hand to the city.
The incentives waive recreation impact and permit fees and recommend a 10-year tax abatement through the city's development authority. Woodfield has about 8 of the site's 13 acres under contract and expects to start construction later this year.
Why it matters
It is another stretch of Roswell Road's car-oriented retail being rebuilt as walkable housing, and it hands Sandy Springs a rare new public park in a part of the city short on them.
