Selig Enterprises won zoning approval to replace a block of low-rise storefronts on Ponce de Leon Avenue, across from Hotel Clermont, with a 14-story tower carrying 375 rental units. The Zoning Review Board approved the rezoning from C-1 to MRC-3 with conditions, matching what NPU-F and city staff recommended.

Selig has owned most of the 1.75-acre site, between Bonaventure Avenue and Ponce, for 60 years; departing tenants on the block include China Dragon, Gusto! and the original Honey Bubble Tea. Fifty-seven of the units are planned as affordable, with market-rate rents expected to average $1,700 for one-bedrooms and $2,055 for two-bedrooms, and the tower steps down from 13 stories along Ponce to nine near the neighboring single-family homes.
