Gorman & Company, a Wisconsin-based affordable housing developer, is proposing a five-story, 166-unit building at 1119 Memorial Drive SE in Reynoldstown, about five blocks east of the Beltline's Eastside Trail. All units would be capped for tenants earning between 30% and 70% of area median income, with 103 of the 166 as one-bedrooms starting around $663 a month.
The building would include ground-floor commercial space, a fitness center, community room and a parking deck with one space per unit. Gorman's project manager, Tyler Rufenacht, has already brought the plan to the Reynoldstown Civic Improvement League seeking a letter of support, which the developer needs to apply to Invest Atlanta for Tax Allocation District incentives and to the Georgia Department of Community Affairs for tax credits.
Why it matters
It's a fully affordable infill proposal on a corridor that has mostly delivered market-rate apartments since the Beltline arrived next door.
